FAQ

Questions villa owners ask us

Is the quotation really free?

Yes. Tell us about the job on WhatsApp or by email (photos help), and we'll arrange to see the property and give you a clear quotation with no obligation.

Which areas do you cover?

We're based in Jávea and work across the whole Costa Blanca, including Moraira, Dénia, Benitachell, Calpe, Altea, Benidorm, Alicante and the inland valleys.

What kind of work do you take on?

Everything from repairs to full villa renovations and new builds: rendering and painting, pools and terraces, roofing, tiling, kitchens, bathrooms, plumbing, electrics and more.

We have a tradesman for every job, so you don't need to find and coordinate separate trades.

Do I need a building licence for my project?

Most building work in Spain needs approval from the local town hall (ayuntamiento), either a works licence (licencia de obra) or a simpler declaration for smaller jobs. What you need depends on the work and the town, and we'll advise you on what applies before anything starts.

Can you manage the work while I'm not in Spain?

Yes. Many villa owners spend part of the year abroad. We keep you updated with photos and messages on WhatsApp, so you can follow progress from wherever you are.

How long will my project take?

It depends on the size of the job. Painting and repairs can take a few days, while renovations and new builds take longer. You'll get an estimated timeline with your quotation.

How do I get started?

Send us a message on WhatsApp or email with a short description and a few photos of the job. We'll get back to you to arrange a visit and your free quotation.

Coping, tiles and leaks: the checks that keep your pool safe and looking its best.

Renovated modern villa with glass balconies

Planning a villa renovation on the Costa Blanca

A good renovation starts long before the first wall comes down. Whether you've just bought a villa or want to update a home you've had for years, these steps will save you time, money and stress.

Start with the condition of the property

Before choosing finishes, check the basics: roof and terraces, render, damp, plumbing and electrics. Fixing problems at the start is always cheaper than undoing new work later.

Decide what matters most

List your must-haves and nice-to-haves. It helps you get accurate quotations and makes it easier to split the work into phases if needed.

Check what permission you need

Most building work in Spain needs approval from the local town hall (ayuntamiento). Bigger jobs usually need a works licence (licencia de obra), while smaller ones may only need a simpler declaration. Rules vary from town to town, so ask before you start.

Think about timing

Some coastal towns restrict noisy building work during the busy summer months. Autumn, winter and spring are often the best time for major work, so your villa is ready for summer.

Allow a contingency

Older properties can hide surprises. Keeping 10 to 15% of your budget in reserve means an unexpected repair won't hold up the project.

Signs your exterior render needs attention

Sun, salt air and winter storms are hard on villa walls. Catching render problems early keeps repairs small and protects the structure behind.

What to look out for

  • Cracks, especially around windows, doors and corners
  • Dark streaks or green patches where water runs down the wall
  • Paint that is flaking, powdery or chalky to the touch
  • Patches that sound hollow when tapped
  • Damp marks on the inside of external walls

Why it matters

Once water gets behind render it can cause damp inside, damage the blockwork and make larger areas come away. A small crack left over winter can turn into a much bigger job.

How we help

We inspect the walls, repair cracks and damaged areas, re-render where needed and finish with an exterior paint suited to the Mediterranean climate.

Getting your pool ready for summer

A tired pool surround can let the whole terrace down. A little work before the season keeps your pool safe, watertight and looking its best.

Check the coping and surround

Look for loose, cracked or worn coping stones and open joints. Sharp or uneven edges are a hazard for bare feet.

Look for signs of a leak

Some water loss to evaporation is normal in summer, but a level that keeps dropping quickly, damp patches nearby or loose tiles can all point to a leak.

Refresh tiles and grout

Missing grout and loose mosaic tiles let water get behind the pool finish. Repairing them early prevents bigger problems.

Book work for the quieter months

Pool and terrace work is best done outside peak summer, so everything is finished and ready when you want to use it.
